Property Description
Mountain Views, Brook, and Forest
This exciting 48.3 ± acre parcel has mountain views, large trees, a small brook plus a half mile of interior road. If you are considering a quality off grid location for your new home, cabin or retreat property look no further.
The land is a mix of hardwood and softwoods. The site is located in the Dill Brook Valley between Almanac and Lombard Mountain and Dill Ridge. The scenic site starts high on Dill Valley Road descends to Dill Brook before it rises again up the northern slope of Dill Ridge. Elevations range from 364 to over 600 FASL. The land along the road frontage has many mature and older growth hemlocks and hardwoods. The center and hardwood ridge had a selective harvest done about 6 years ago. This uneven aged forest is home to many woodland animals from whitetail deer to wild turkeys.
Dill Brook headwaters start just west of the property before crossing onto the land. This is not a huge body of water but does have water running year-round. NRCS soil maps show a mix of soils including a lot of sandy and silty rocky loams. This is great tree growing land.
Building sites along Dill Valley Road in the older growth timber with views of Dill Ridge are an option as is the hardwood ridge near the southern boundary of the property. Here you have great views of Almanac and Lombard Mountains. Dill Valley Road is a private road maintained by an association of owners who share the use and cost for maintenance. The current road dues are $150 per year. Membership in this association also includes primitive access to four nearby lakes including Upper Sysladobsis, Lombard, Upper and Lower Pug Lakes.
The town of Lakeville is a recreational property paradise with many lakes nearby with boat access. ATV and snowmobile trails can be reached from this land. The area is good for upland bird, whitetail deer and black bear hunting. The site is minutes from thousands of acres of conservation lands in the Down East Lakes Land Trust.
